The Complete Dubai Moving Checklist (2026)

Most moving guides assume you own the house and the utilities are in your name forever. Dubai is not that. Here almost everyone rents on an annual contract, your landlord holds a deposit they would quite like to keep, and four separate organisations need telling that you have moved.

This is the order to do it in. Work backwards from your move date and nothing lands on you in the final week.

Four weeks before

• Give written notice to your landlord if your tenancy requires it — most Dubai contracts need 60 to 90 days, so check this first, before anything else on this list.
• Book your movers. Month-end and weekend slots in Dubai fill up first because almost every tenancy contract ends on the last day of the month.
• Request a move-out NOC from your current building management. Most towers will not release the service lift without one.
• Book the service lift at both buildings. In Dubai Marina, JLT and Downtown this can need a week or more of notice.
• Start using up the freezer. Frozen food does not survive a Dubai summer in the back of a truck.

Two weeks before

• Apply to move your DEWA account. You need the final bill settled at the old address before they will close it, and an Ejari for the new one before they will open it.
• Book your internet transfer with du or Etisalat. This is the single most common thing people leave too late — engineer slots run one to three weeks out, and a delayed connection means working from a café.
• Register your new Ejari. Everything else, including DEWA, depends on it existing.
• Arrange chiller account transfer if your building bills cooling separately from Empower or Emicool.
• Confirm the fixed quote with your movers in writing, and tell them anything that has changed since the survey.

The deposit trap. Dubai landlords deduct for scuffed walls, drilled holes and damaged skirting. Photograph every room before the crew arrives and again after it empties. A ten-minute photo record is the difference between getting a five-figure deposit back and arguing about it for two months.

One week before

• Confirm the lift booking and NOC are actually approved — not just requested.
• Pack an essentials box: chargers, medication, documents, bedding, towels, kettle. It travels in your car, not the truck.
• Arrange a maintenance visit for any repairs your landlord will otherwise charge you for.
• Update your address with your bank, RTA (for Salik and fines), insurance and employer.
• Book a move-out cleaning if your contract requires the property professionally cleaned.

Moving day

1. Walk the crew through both properties before anything is lifted — flag fragile items and anything not going.
2. Keep passports, Emirates ID, tenancy documents and jewellery with you personally. Never in the truck.
3. Check the carton inventory before the truck leaves, and again on arrival.
4. Take final meter readings at the old property and photograph them.
5. Do a last empty-room sweep — inside every cupboard, the balcony store and the top of the wardrobes.
6. Inspect items as they come off the truck and raise anything damaged before the crew leaves.

The first week in your new home

• Confirm DEWA is active and the first reading matches what you were handed over.
• Test the AC properly. Dubai handovers are notorious for a unit that runs but does not cool, and you want that raised inside the snagging window.
• Locate the water shut-off and the DB board before you need them in a hurry.
• Register for building access cards, parking permits and gym access.
• Update your address on your driving licence and vehicle registration with the RTA.
